New homes, happy customers in Herefordshire

Recently, we have finished two developments in Herefordshire and are successfully welcoming their new happy homeowners.

Beattie Avenue, Hereford

Connexus is working in partnership with developers Harper Group on the £9 million redevelopments of Beattie Avenue in Hereford.

The redevelopment consists of two phases and we are pleased to announce that phase one is completed. The 41 prefabricated bungalows that existed for over 60 years in the area are being replaced, and a further 30 new homes will be built consisting of social housing and shared ownership properties, allowing first-time buyers to get onto the property market in the area.

 Phase two of the redevelopment is now underway, consisting of an additional 44 homes and due for completion in Spring 2022. Many of the existing customers have moved back onto the road and into their brand new homes, six of which have been specially built with adaptations to accommodate their owner’s needs.

We're delighted that phase one is now complete and that our Beattie Avenue residents can move into their new homes. We have also been able to provide additional homes for households who were on Herefordshire Council’s Accessible Homes Register, who have been waiting for suitable wheelchair accessible homes

Eign Mill Road

We will provide much-needed homes at our new development at Eign Mill Road in Bartomsham, Herefordshire.

Eign Mill Road is situated approximately 1 mile from Hereford Town centre, and there are local facilities including shops, a petrol station, and takeaways. The local schools in the area are; St James C.E Primary School and Aylestone School Business & Enterprise College.

Eleven new properties have been built, consisting of 9 shared ownership and two accessible homes, many of which have already been sold and nearing completion. The homes ae made up of  3 x 2 bed properties, 6 x 3 bed properties, 1 x 2 bed bungalow and 1 x 3 bed dorma bungalow.

What's Shared Ownership & how does it work?

If you can’t quite afford a mortgage on the open market, Shared Ownership offers you the chance to buy a share of your home (Connexus typically sell between 45% to 75% of the home’s value) and pay a subsidised monthly rent for the remaining share. Later on (for some properties), you can staircase to 100%.

With Shared Ownership, you can buy a newly built home or an existing one through resale programmes from housing associations like us. You’ll need to take out a mortgage to pay for your share of the home’s purchase price or fund this through your savings. Shared Ownership properties are always leasehold.

Do I qualify?

You can buy a home through Shared Ownership if you;

  • Can’t afford to buy on the open market and at least 18 years old
  • Have a household income of less than £80,000 per year
  • Preferably a first-time buyer*
  • Have a good credit rating
  • Have at least £1,500 of savings to cover the one-off costs (things like solicitor fees). Remember this doesn't include any mortgage deposits, developer reservation fees, or stamp duty (if applicable). Most schemes will require you to have a deposit of at least 5% of the share you are buying.
