Leadon Way, Ledbury
Connexus is working in partnership with national housebuilder Vistry to deliver a sustainable, mixed-tenure development off Leadon Way in Ledbury. The 22-acre site is set to provide 140 new homes, including 56 affordable properties for Connexus delivered through Section 106 agreements, ensuring that local people benefit directly from this significant investment.
The 56 affordable homes will be made available through affordable rent and shared ownership. These homes will be allocated for local people and are designed to meet identified housing needs in the community.
Affordable homes at Leadon Way are expected to be completed in April 2026.
Connexus’ involvement in the development reflects its strategic focus on delivering high-quality affordable housing working in partnership with developers, local authorities and our funding partners.
The scheme is close by to Connexus flagship 93 home affordable development at The Full Pitcher, which was completed last year.

Each home includes:
- Electric vehicle (EV) charging points
- Photovoltaic (PV) solar panels
- A+ rated double-glazed windows and doors
- Wastewater heat recovery systems
- High-specification insulation
The development also supports biodiversity with the installation of bat and bird boxes, hedgehog highways, and the inclusion of new public open space, helping both wildlife and residents to thrive.
Sharon Rivers, senior development manager at Connexus, said: "Leadon Way is a clear example of how collaborative development can deliver real value for communities. By working with Vistry under Section 106, we are able to ensure that a high number of affordable homes are delivered and integrated into a thriving, mixed-tenure community."
